When we first procured the land for what is now The Orleans, we knew the site had the potential to become something extraordinary for Richmond. But procuring the right parcel of land was just the first step of the journey.
To give you an inside look at how this building came to life, we caught up with Heather and John at 510 Architects, the creative force behind The Orleans. We discussed their design process, the challenges they faced, and the unique details that make this building a standout addition to RVA.
Q: What were the biggest challenges you had to overcome with this project?
A: One of the biggest challenges was working within the city’s height restrictions while still delivering a Class A first-floor office use. We wanted that space to feel authentic and functional for a professional occupant, not like an afterthought. So the design required a lot of careful planning to balance ceiling heights, structural needs, and the residential levels above while still staying within the allowable envelope.
Q: What makes The Orleans special?
A: What really makes The Orleans unique is the blend of uses and the lifestyle it offers. The building features an owner-occupied commercial office space on the first floor, which helps anchor the building in the neighborhood. There are thoughtful amenities, including a fitness room on each level, which is a great convenience for residents. And of course, the building captures some fantastic views of the city, which really adds to the experience of living there.
Q: What is your favorite design element of the building?
A: Our favorite design element is definitely the roof deck. It offers incredible views of the Richmond skyline as well as Church Hill and Fulton Hill, which creates a really special outdoor space for residents. I also really appreciate the built-in elements we incorporated into the apartment units. Those details help make the spaces feel intentional, functional, and a bit more custom than what you typically see in multifamily buildings.
